Almost all of Diamond Bar is built into hillsides, and a large share of the housing from the 1970s and 1980s is split-level, with the garage on a different level from the living space and the driveway climbing or dropping away from it. Two things follow from that. Garage floors are frequently poured with a deliberate slope for drainage, so the bottom of the door does not meet a flat surface, and an ordinary flat seal leaves a gap at one end that people mistake for a door problem. The right answer is a threshold or a profiled seal, not more force from the opener. Second, on a steep approach an out-of-balance door is disguised: it still runs, but it drifts when you stop it, and the opener quietly takes the strain until the gearbox or the springs give out. Many houses here also have a wide double plus a single, and the single is usually the neglected one.
We re-balance and re-spring doors to their real weight, fit thresholds and profiled seals where a floor slopes, replace cables, rollers, hinges and track, reset off-track doors, and repair or replace openers. On two-door properties we check both. Photo-eye safety sensors are fitted where they are missing. Every visit ends with a balance test and a reverse test. Licensed and insured.
