Duarte is mostly 1950s and 1960s tract housing with attached garages, well kept and often owned by the same family for a long time, and that produces a specific pattern we see here again and again: a door that has quietly gone out of balance over the years and an opener that has been asked to make up the difference. Sometimes a stronger opener was fitted to solve a door that had become heavy. It works for a while, and then it takes the gearbox, the sprocket or the bracket with it. The honest answer in almost every one of those cases is that the springs lost tension and needed replacing, not the opener. It is quick to check: pull the release and lift the door by hand, and it should stay put roughly halfway. If it drops or flies up, the spring is the problem. Up on the foothill streets the same doors also collect grit and runoff in the bottom track after winter rain.
