Hemet summers are punishing, and a garage door takes it from both sides, sun on the panels and trapped heat inside. Rubber bottom seals harden, shrink and crack, and the plastic drive gears in an opener turn brittle and shear under load. Much of Hemet's housing is older, and the retirement communities here run their doors constantly for short trips, which matters because springs are rated in cycles rather than years. A standard torsion spring is good for around 10,000 cycles, a number a door opened four times a day reaches in well under a decade. When that spring goes the door's weight falls onto the opener, and an out-of-balance door will destroy an opener's gears in a matter of weeks. Heat-stiffened rollers and cables that have frayed where they wrap the drum usually turn up on the same visit.
