La Verne has a good deal of genuinely old housing around Old Town and the streets near the university, and with it a lot of original timber-framed garages. On those, the door and its hardware are often not the underlying fault at all. The vertical track is bolted to a wooden jamb that has spent a century absorbing damp and sun, and when that timber softens the lags work loose, the track shifts under load and the door starts binding or jumping. Tightening the same screws into the same soft wood only buys a few weeks. The proper fix is to make the jamb and header sound again and mount to solid material, and it is not usually a big job if it is caught before something lets go. In the newer hillside tracts north of Foothill the work is more conventional, mostly heavy double doors on tired springs and openers reaching the end of their life.
We remount and realign track on sound material, replace springs, cables, rollers, hinges and damaged track, reset off-track doors, and repair or replace openers, including reinforcing the header mounting where an old structure will not hold one.
