Manhattan Beach builds tall on small lots, and the garage almost always sits on the ground floor with two or three storeys of house directly above it. That has real consequences. Noise and vibration carry straight up into bedrooms and living rooms, so a worn opener and dry rollers are far more noticeable here than in a detached garage. Space is the other issue: many are tandem, deep and narrow, with headroom taken up by the floor structure above, which frequently rules out a conventional rail-mounted opener. In the Sand Section the approach is a steep, narrow alley where cars nose down toward the door, and clipped bottom sections and bent track are commonplace. On top of all that, this is a block or two from the ocean, so cables, springs and bottom brackets corrode faster than the parts in an inland garage.
We replace springs, corroded cables, rollers, hinges, bottom brackets and damaged track, straighten or replace struck bottom sections, reset off-track doors, and fit quiet belt-drive or wall-mounted jackshaft openers where the garage sits under living space.
