Almost everything in Marina del Rey is multi-unit, and almost every garage is below grade, a few feet from salt water, with air that stays damp around the clock. That combination is brutal on hardware. Cables corrode inside the lay of the strands and give way with no visible warning, springs pit and fatigue early, and drums, bearings and hinges seize in place. Because a single roll-up or gate usually serves an entire building, its operator is running dozens of cycles a day in that same damp air, and when it stops, every resident is affected at once. Buildings here also see more oversized traffic than most, with boat trailers and dinghies coming in and out, so guides and bottom sections take knocks. What works here is coated and galvanized hardware, a real lubrication schedule and catching corroded cables before they part rather than after.
We replace corroded cables, springs, drums, bearings, rollers, hinges and rusted track and guides, reset doors that have been struck or jumped their guides, and repair or replace operators, including commercial-duty units built for high-cycle building doors. Photo-eye safety sensors are fitted where they are missing. We can invoice an HOA or property manager directly. Licensed and insured.
