Mission Hills is mostly single-story ranch housing from the 1950s and 1960s on comfortable lots, with attached two-car garages and the wide single door that came in with them. That door is heavier than people expect and it is carried by one torsion spring, so when the spring lets go the door will not lift at all and the opener simply strains against it. Because the tracts went up together, we tend to get runs of the same failure on the same streets a few years apart. Lots on the northern edge are larger and often have a second driveway or a taller door for a truck or RV, which needs its own spring calculation rather than a standard one. Openers here are the other half of the work: plenty of houses are still on units with no photo-eye sensors at all, which is worth fixing whether or not anything is broken.
We replace torsion and extension springs, cables, rollers, hinges and bent track, put off-track doors back safely, repair and replace openers, and fit working photo-eye sensors and auto-reverse where an older setup never had them. We also install new insulated steel doors when a panel is beyond repair. Every visit ends with a balance test and a reverse test, and we show you how to check both yourself. Licensed and insured.
