Reseda filled in fast in the 1940s and 1950s, and most of the housing is still those original modest single-story homes with an attached two-car garage at the front. The wide single door on that garage is heavier than the two narrow doors it replaced across the Valley, and it runs on one torsion spring, so a break leaves the door completely immovable. Reseda also has one of the highest rates of garage conversion anywhere in the Valley: garages turned into ADUs, rental units and workshops, often with the door left in place but never used. Those doors seize, the springs lose tension sitting still, and the first attempt to open one after years usually ends with a jammed or off-track door. If you are converting or reversing a conversion, we can re-hang and re-balance the door properly rather than leaving it as a fixed panel.
Torsion and extension spring replacement, cables, rollers, hinges and bent track, off-track doors reset and realigned, opener repair and replacement, and photo-eye safety sensors fitted where an older installation never had them. On a door that has sat unused for years we free it off, re-tension it and check the whole system rather than just getting it moving once. Every visit ends with a balance test and a reverse test.
