A lot of San Dimas is built on rolling ground, particularly around Via Verde and the hillside tracts, and a garage at the bottom of a sloping driveway has a problem the flat-street houses do not: every winter, water runs down and collects against the door. Over the years that rots out the bottom seal, rusts the bottom section and brackets from the underside where nobody looks, and pits the lift cables at exactly the point where they take the most load. The first sign is usually a door that no longer sits flat on the concrete or a damp patch inside after rain. Left alone, the corroded bottom bracket is what fails, and it fails under full spring tension. Renewing the seal, the brackets and the cables early is far cheaper. Elsewhere in the city the housing is ranch-style tracts and equestrian-adjacent lots with taller doors for trailers, which need springs sized properly for the panel.
