Most of Simi Valley was built out between the 1960s and the 1980s, so a large share of the garages here run wide double doors on hardware of about that vintage. Springs are rated in cycles, not years, and a door used four or five times a day works through a standard spring well inside a decade, which means many of these systems are on their second or third set at best. The valley's seasonal winds add a problem you do not get everywhere: gusts push a large door sideways in its tracks, gradually working rollers loose and bending track sections, and the door starts binding long before it finally jumps the rail. Summer heat thins the lubricant on rollers and hinges at the same time.
We replace springs, cables, rollers and tracks, service and replace openers, and fit new doors when a repair no longer makes sense. On older installations we check that the photo-eye safety sensors and auto-reverse actually work, because plenty of doors of this era are running without either. Before we leave, the door gets rebalanced and re-lubricated so the opener is not carrying the load. Licensed and insured.
