Stevenson Ranch went up almost entirely between the early 1990s and the 2000s, which puts the whole community at a specific point in its life. The doors themselves are generally good quality steel sectionals, but the original chain-drive openers, the first set of torsion springs and the plastic rollers that came with them are all now well past the cycle count they were designed for, and they are failing across the neighborhood at roughly the same time. Most houses here have a two-car door plus a single, and the single often gets forgotten until the day it seizes. The hillside streets add a wrinkle: on a sloping driveway a door that has lost tension will still open, but it drifts or drops when you stop it, which is the warning sign worth acting on. If the opener is straining, replacing the springs first is usually the real fix.
We replace springs, cables, rollers, hinges and bent track, reset off-track doors, and repair or replace openers, including quiet belt-drive units with battery backup and phone control where you want them.
