Tarzana splits neatly in two, and so does the work. North of Ventura Boulevard the housing is mostly 1950s and 1960s tracts with attached two-car garages and a wide single door on one torsion spring, and after this long the springs, cables and rollers are the usual failures. South of the boulevard, up in the hills, the properties are larger and frequently remodelled, and the doors are too: oversized, insulated, and very often solid or clad wood in a carriage style, sometimes two or three doors on one house. Weight is what matters there. A heavy custom door has to be sprung to its actual weight, and wood keeps changing weight as it takes on and loses moisture, so doors that were fine last year start dropping, drifting or reversing early. Steep driveways add to it, because a door that is out of balance on a slope is harder to spot until it fails outright.
