Temple City has seen a great deal of rebuilding: original 1940s and 1950s single-story homes replaced with larger houses, duplexes and townhome pairs, and old detached garages converted or rebuilt as accessory units. A lot of our work here is on garages that are only a few years old. When a general contractor fits the door as one line item among many, the spring is often chosen from a chart rather than the actual door weight, the track is set close enough rather than square, and the photo-eye sensors are mounted too high or knocked out of alignment on the first day. The result is a nearly new door that runs rough, reverses for no reason, or wears out its rollers within a couple of years. It is usually a straightforward fix, and it is worth doing properly rather than living with. Alongside that we still look after plenty of original 1950s doors on the older streets.
We re-spring doors to their actual weight, square and reset track, realign photo-eye sensors, replace cables, rollers and hinges, put off-track doors back, and repair or replace openers. On an older door we also fit containment cables and sensors where they were never there. Every visit ends with a balance test and a reverse test, so you can see the door is right before we leave. Licensed and insured.
