Valley Village is an unusual mix for the Valley. Whole blocks are 1930s and 1940s traditional and Spanish homes on generous lots, many with a single detached garage reached from a rear alley, and the doors on those are frequently the original width with hardware that has never been replaced. Alley access brings its own damage: doors get clipped, the bottom section takes the hit, and the door comes off its track. In among that housing are dozens of small 1950s and 1960s apartment buildings and newer townhome developments, where the garage is a wide shared roll-up or a run of single doors on one opener. Shared doors cycle many times more often than a family door, so springs and rollers on those wear out years earlier. We work on both, and we can invoice a building owner or manager directly.
Spring, cable, roller and track replacement, off-track doors reset and realigned, damaged bottom sections and struts sorted out, opener repair and replacement, and photo-eye safety sensors fitted on older installations that never had them. On shared and multi-unit doors we also check the opener duty rating so it is not being asked to do more than it was built for. Every job ends with a balance test and a reverse test.
