A large share of Westlake Village is attached housing: townhomes, condominiums and small planned developments around the lake and off Agoura Road. In those, the first question when a door fails is often not mechanical at all, it is who pays. As a rule of thumb the association usually looks after the exterior face of the door because it is part of the building's appearance, while the opener, the remotes and everything inside the garage are the owner's, but it varies by community and the governing documents are what decide it. We are used to this. We can quote the work split out so an owner and a management company can each see their part, invoice either one directly, and coordinate with a board where a whole run of doors is reaching the same age at the same time. The estate homes on the hillside streets are more straightforward, and usually about heavy doors and tired springs.
We replace springs, cables, rollers, hinges and bent track, reset off-track doors, repair and replace openers and remotes, and replace individual damaged sections where an approved appearance has to be kept. For associations we can survey a whole development and stage the work sensibly rather than door by door. Photo-eye safety sensors are fitted where they are missing.
